New Retirement Community Announced
August 22, 2023
Today (22 August) we announce an exciting new partnership that will deliver Brent Cross Town’s first retirement village. The 150 homes designed for later living will add to the growing mix of housing options available as part of the transformation of the area.
The announcement shows the momentum at the 180-acre, £8bn net zero neighbourhood being delivered in partnership between Barnet Council and Related Argent called Brent Cross Town, with investment continuing to support this ambitious project.
The new retirement village (located at what is currently known as Plot 22) will be made possible by a £200 million partnership with Audley Group, the UK’s leading provider of Integrated Retirement Communities and Senior Living Investment Partners (SLIP)1.
It will form part of Audley Group’s second Mayfield Village, a brand designed to expand current retirement living to a much wider audience, giving more people more choice over how and where they live as they get older.
Providing specialist homes for later living is also an important part of the Brent Cross Town’s, and the Brent Cross Cricklewood regeneration programme’s, overall commitment to create a new neighbourhood that ensures both existing and new residents can flourish.
There are a total of 6,700 new homes planned at Brent Cross Town. The mix of housing types being developed have been carefully planned to support different needs of residents across the borough, at different stages of their lives. This will also help to create a vibrant mixed-use community, with residents of all ages and backgrounds enjoying the shopping, leisure and community facilities planned.
Construction is already well underway on the town’s first social housing building (Plot 12), which will provide 120 new replacement homes for residents living in the nearby Whitefield Estate and will be the first building to be completed and occupied. This will be followed closely by the first private sale properties (Plots 202 and 203). These will be joined by 662 student apartments (Plot 25) and by 249 homes that are being built especially for renters (Plot 13).
Councillor Ross Houston, Deputy Leader of Barnet Council and Cabinet Member for Homes and Regeneration, said: “Barnet’s new net-zero park town has been carefully designed to meet the needs of our residents now and in the future with a range of options including social housing, private sale homes, student accommodation and homes built to rent. I also welcome the investment in more high quality, specialist housing options for later living in our borough, which will sit at the heart of this vibrant new mixed community that provides everything needed to live an independent, fulfilled life.”
As well as much needed new housing, new and existing residents in Brent Cross will benefit from new and improved schools, as well as the new Sheffield Hallam University, which will also open its first campus outside of Yorkshire at Brent Cross Town in 2025.
The Mayfield Village at Brent Cross Town also aims to provide the community with a high-quality standard of health and wellbeing, as well as access to sports and play for everyone through communal spaces and facilities such as a café, gym, swimming pool, spa, relaxation area and village hall, all located within Brent Cross Town’s outside green spaces.
It is expected that construction of the new retirement village will start by the end of 2024 and will welcome retired residents from Barnet and across London. It will be located close to the new Brent Cross West station, opening later this year.
Tom Goodall, Managing Director of Related Argent, added: “Securing the right partner for our senior living offer at Brent Cross Town was extremely important to us. We are creating one of the largest town centre developments across Europe and providing homes and amenities for all ages is critical to its success. We are pleased to welcome a joint venture of this calibre that brings extensive expertise in the sector and demonstrates the strength of Brent Cross Town which continues to attract significant inward investment.”
