Student accommodation at Brent Cross Town

Brent Cross Town’s second student accommodation has been granted planning permission. It will be managed by one of the UK’s leading residential and student housing developers, Fusion Group who last week welcomed students to their first accommodation at Brent Cross Town.

Also known as Plot 43b, which a consultation held for in September last year (details can be viewed here), will be the neighbourhood’s second purpose-built student accommodation (PBSA), adding a growing mix of housing options available as part of the transformation of the area. The accommodation will provide 666 high-quality rooms across two towers and include a mix of studios and wheel-chair accessible accommodation. Students will be able to enjoy amenities such as a cafe, multiple study area, indoor and outdoor communal spaces, virtual sports room, cinema room, a health kitchen that includes a zero-waste shop, a yoga studio, herb garden and relaxation pods.

Students will also benefit from living in a prime location near Brent Cross Town’s high street, as well as being close to Brent Cross West station where regular trains provide direct connection to Central London (King’s Cross St Pancras) in just 12 minutes. Construction has already begun for this second student accommodation building, with groundworks now complete.

Councillor Ross Houston, Barnet Council’s cabinet member for homes and regeneration, said: ‘Our outstanding education offer across Barnet attracts many students to live and study in the borough and offering first-class accommodation is equally important. With the opening of our first Fusion homes, these students will contribute to the vibrancy of our mixed-use new neighbourhood.’

This announcement builds on Brent Cross Town’s existing relationship with Fusion, as well as investment partners Cheyne Capital, who officially opened their first student accommodation at Brent Cross Town just two weeks ago. This current student accommodation is located at 40 Merchant Street, London NW2 8BB and has already welcomed students on board who are studying across the city. It will also be home to future Sheffield Hallam students in the 2026/27 academic year.

The opening celebration took place on Friday 5 September with a ribbon-cutting ceremony bringing together Fusion partners, members from Barnet Council and industry experts. Following accommodation tours, a panel talk was held to discuss how PBSA is developing through design, community, and innovation.

Brent Cross Town is the neighbourhood at the heart of the Brent Cross Cricklewood regeneration programme and is set to deliver 6,700 new homes, 3 million sq ft of office space, a high street, redeveloped schools, and 50 acres of parks and playing fields.

The Brent Cross Town community is already growing with the completion of four residential buildings, and 3,000 people expected to be living in the area by the end of the year. Find out more about the wider regeneration programme here.
