About the Whitefield Estate Relocation
The Whitefield Estate and the residents that live there are an important part of our ambitious Brent Cross Cricklewood regeneration programme. As part of the changes happening in the area, we’re building brilliant new homes that will serve as replacement housing for residents that currently live in the high-rise and low-rise buildings on the estate.
On these pages you will find all the information for the moves, and the future plans for the existing Whitefield Estate.
The first new replacement homes are the 47 homes on Brent Terrace (Plots 53 and 54). These homes have been built with the current Whitefield Estate’s residents at the heart of the design, including private gardens, balconies, a new public park and plenty of planting.
The second set of new homes that is being constructed and is nearing completion is Plot 12. This will also provide high-quality 120 new replacement homes for other residents living in the Whitefield Estate and is in Brent Cross Town.
There has been a formal Compulsory Purchase Order (CPO) process to allow this part of the transformation to take place.
The outline permission for the Brent Cross Cricklewood regeneration programme was first granted in 2010 and the completion of the new Brent Terrace homes; and near completion of Brent Cross Town’s Plot 12, marks an important milestone for the development of the area.

Resident information and FAQs
As both moves are happening at different timeframes, here’s what each set of residents have received separately:
Whitefield Estate (Part 1) – Anderson Court, Dyson Court, Rawlinson Court, Claremont Way, Whitefield Avenue
Residents will have started moving to their new homes from Monday 8 July 2024.
Whitefield Estate (Part 2) – Clare Point, Norden Point, Whychcote Point
Residents will receive a resident guide from L&Q in due course.

Works Schedule
The demolition of the Whitefield Estate is part of the wider redevelopment of Brent Cross Town and will be progressed according to the planning permission granted for the Brent Cross Cricklewood Regeneration Programme.
Contractor: Galldris Group and Econ
Work start date: Monday 22 July (for 17 weeks)
Working hours: Monday to Friday 8am to 6pm and Saturday 8am to 1pm. On weekdays, there will be a half hour start-up and shut-down period before and after the working hours.
Overall work includes:
- The first part of the demolition will be of the homes on Whitefield Avenue (Dyson Court, Rawlinson Court, Anderson Court and properties numbered 1 to 16 on Whitefield Avenue).
- Internal building surveys/inspection.
- Removal of some unprotected trees and vegetation (only where necessary).
- Installation of hoarding to secure the site.
- A new haul road will also be constructed from behind Whitefield Avenue in the Brent Cross Town site to manage future construction traffic.
- Improvements to the footway on Claremont Road between the new pedestrian and cycle crossing outside Whitefield School and Mapledown School.
Current works update:
- Utility providers have started the disconnection of Anderson Court this week, and we anticipate the works will be completed early next week. This will require works in the highways, including excavations (digging) and backfilling after works are complete. The utility providers may be undertaking some highway works during the weekend; and if they do, we expect there to be low levels of noise.
- There will be ongoing works to Anderson Court to remove internal elements such as windows and walls next week. Following the completion of these internal works, the demolition of Anderson Court will begin.
- Works on No 1 to 16 Whitefield Avenue, Dyson Court and Rawlinson Court have been completed and we have stored the concrete crush material for future re-use for the development within this zone
- The concrete material from the demolition will continue to be broken down (crushed) with a mobile machine in a designated area near Tilling Road (Dyson Court footprint). These works have started and will be continue for the next four weeks, it is anticipated these works may be noisy, however they are located in the further point from residents to minimise disruption where possible.
- Demolition of Dyson Court and Rawlinson Court started this week and as noted previously, we expect the noise levels to increase during this time, due to the nature of this work. However, our contactors will continue to reduce the noise levels where possible.
Works have been planned to minimise disruption but will require temporary lane closures and footway closures. Traffic will be maintained with signals in place to keep traffic flowing. Clear signage and safe crossing facilities will be provided and bus stops temporarily relocated. Our teams are working hard to minimise the impact on local schools and residents, while ensuring the area is safe and secure, and access is maintained on local roads and footpaths.
